RICS L2 and L3, Bespoke Building and Moisture Survey's in one Report, and Professional Moisture & Damp Surveys
RICS L2 and L3 Property
Surveys
We offer professional RICS Level 2 and Level 3 Surveys, carried out in accordance with the standards set by the Royal Institution of Chartered Surveyors (RICS).
Damp, Mould and Moisture issues
Why Proper Diagnosis Saves Money
Incorrect damp treatment can:
- Make problems worse
- Increase condensation
- Damage building fabric
- Reduce property value
- Lead to repeat repair costs
A professional moisture investigation ensures the right solution is applied the first time.
Survey Approach
The inspection is generally non-invasive, relying on visual assessment and diagnostic equipment.
However, where necessary — and with prior agreement — invasive investigations can be undertaken. These may include:
- Lifting floorboards
- Opening access hatches
- Removing small sections of finishes
- Taking material samples for laboratory testing
Bespoke Building and Moisture Surveys
This package offers all the essential features of a standard RICS survey, enhanced with specialized assessments that go beyond the typical scope. Included is a comprehensive moisture survey as part of the building survey, which not only measures moisture levels, but also how to fix any necessary issues.
This all-inclusive approach is unique to AK Surveying Services and is not offered by any other firm together.
Our bespoke reports cover every element required by a RICS Level 3 Survey, fully compliant with the Royal Institution of Chartered Surveyors (RICS) standards and the RPSA Surveying Standards. What truly sets us apart is our in-depth moisture survey, which often saves you from the delays and potential misdiagnosis associated with traditional reports.
Many reports recommend further investigations, which can delay the conveyancing process and, in some cases, lead to misdiagnoses from damp-proofing salespeople. We also frequently encounter properties with incorrect damp-proofing, which is also highlighted in our reports. This is especially common in older properties, where damp-proofing is often mis-sold.
Additionally, retrofitting damp-proofing systems can present challenges. It's important to approach government incentives with caution and seek guidance from a qualified building surveyor with the proper credentials before proceeding any work on an old property pre 1940s.

Added Extras (Beyond Standard Scope)
Unlike many conventional surveys, we can incorporate additional specialist services, including:
- Integrated Moisture Survey – detailed damp and condensation assessment built into the report
- Advanced moisture diagnostics
- Thermal imaging analysis
- Salts and substrate testing (where required)
- Retrofit and ventilation advice (where required)
- Assessment of previous inappropriate damp repairs
- Traditional building and heritage-sensitive recommendations (proper materials to use)
These enhanced services are particularly beneficial for:
- Older or period properties
- Properties showing signs of damp or mould
- Non-standard construction
- Buildings that have been altered or retrofitted
Combining our expertise in building pathology with specialised moisture and damp surveys, we deliver RICS and RPSA-compliant Building reports that provide a thorough understanding of your property’s condition. This approach helps you make a more informed purchasing decision, minimising unforeseen risks and reducing the need for further investigation—especially when it comes to damp-related issues where a damp survey is generally recommended in a L3 report.
You will be surprised what we find.
Each survey is tailored to the specific age and condition of the property, ensuring a bespoke, in-depth inspection, not sale price. Unlike computer-generated reports, our assessments are detailed and manually conducted. For an average 3-bedroom property, our surveys typically take 2–6 hours onsite, followed by 5–7 working days to finalise the report. This ensures a meticulous evaluation of the property and clear insights, not Ai generated.
